Beyond repairs and maintenance, understanding why the right hotel maintenance employees are key to unleashing the full potential of a property.

A hotel’s maintenance team is responsible for ensuring that a property’s facilities and infrastructure are well-maintained and in good working order. They also oversee the installation of new equipment and systems as needed.
The qualifications of hotel maintenance employees
Education
A hotel maintenance employee should have at least a high school diploma or equivalent, but most employers prefer candidates with an associate’s or bachelor’s degree in a related field, such as electrical or mechanical engineering. A degree provides a strong foundation in the principles of engineering and maintenance and demonstrates an aptitude for technical work.

Certifications
Professional certifications in specific areas of maintenance are highly valued in the industry. Examples of certifications include the Certified Maintenance and Reliability Professional (CMRP) and the Certified Maintenance Manager (CMM). These certifications demonstrate that the employee has a high level of expertise in a particular area of maintenance or engineering.

Experience
Experience in the hospitality industry is highly valued by a hotel maintenance employee. They should have at least three to five years of experience in the maintenance or engineering field, with a focus on building maintenance or facilities management. Experience working in hotels is particularly beneficial, as it provides the employee with knowledge of the unique maintenance challenges and regulations specific to the hospitality industry.

Employees should possess strong technical skills in areas such as plumbing, electrical, HVAC, and general maintenance. They should be familiar with relevant codes and regulations related to building maintenance and have a working knowledge of maintenance software and systems. Leadership skills are critical for more senior roles within the maintenance team, such as a Director of Engineering. These employees should be able to lead and motivate their team to achieve the hotel’s maintenance goals. They should also be able to delegate tasks effectively, provide feedback, and coach their team members to improve their performance.

A maintenance employee should possess knowledge of safety regulations and guidelines related to building maintenance, such as OSHA regulations.
