No two hospitality property guests are identical.
Each will arrive with their own opinions, expectations, & hopes. Due to these differences, you need the right amenities to cater to their unique needs. Here are 30 amenity ideas.
Welcome to another edition of Hospitality Property School.
I am your instructor, Gerry MacPherson.
.
The last thing you want to do is inadvertently alienate a guest, no matter what type of property you have.
What better way is there to draw the right kind of guests to your property than by offering them the exact type of amenities that would best resonate with them.
.
30 amenity ideas
The basics
- Toiletries (e.g. Shampoo, lotion, etc.)
- Personal care (combs, shaving cream, razor, shower cap, hairdryer)
- Coffee Kit (maker, coffee and creamer)
- Tissue box
.
For Business Travellers
- High-speed internet
- Plenty of wall outlets so they can easily plugin and charge their gadgets at night
- A full-sized desk
.
For Honeymooners
- To help set the right ambiance and mood for these guests, you want a more romantic and intimate vibe.
- An on-site spa for a couples’ massage
- Plush bathrobes
- A jacuzzi tub in the bedroom
- A bottle of champagne upon arrival
- Turndown service complete with fancy chocolates on their pillows.
.
For Young Families
- Vacationing families are going to be upbeat, excited. To help make them feel welcome at your property, you want to make sure their room is safe and child-friendly.
- Step stools
- Tear-free shampoos
- On-site laundry services
.
For the Tech-Savvy
These guests are likely going to want to share every aspect of their trip with their social media, so make sure their rooms come with:
- High-speed internet
- Plenty of maps on hand so they can explore areas off the beaten path
- An in-room coffee bar
.
Weekend Getaway Crowd

Let me know in the comments.

Stepping up your amenities
-
Bathrobes and slippers
Ready to take things to the next level? If your property is located in a market with a lot of competition – or if you’re just looking to grab a competitive edge – consider making these amenities available
.
-
Free breakfast
Hospitality properties can compete on the breakfast front by offering some sort of free breakfast option, whether it’s a continental buffet or a sit-down hot meal.
-
Pillow options
Many guests have allergies or strong preferences for certain types of pillows, so you can make your property feel more like a home by making down, foam, and hypoallergenic pillows available.
.
-
Free WiFi
Remember the days of hotel WiFi that cost $20 per day? Well, some hotels are still stuck in that era. Free WiFi is quickly becoming an amenity just like shampoo and guests expect it, and they don’t want to pay for it. For some guests, no free WiFi can be a deal-breaker. Want to go above and beyond? Let guests stream their favourite TV through platforms like Netflix via your room TVs.
.
-
Free parking
Some short-term rentals include a parking space, so if your property’s parking comes at a fee, that’s another reason for guests to opt for an Airbnb. We recommend doing some research on short-term rentals in your market to see what the parking trends are.
.
-
Superior coffee
Swap the cheap packets of no-name coffee for freshly ground beans from a local roaster – or even a Nespresso machine. If upgrading the in-room coffee isn’t feasible for your property, consider adding a machine in the lobby that can whip up cappuccinos and lattes.
.
-
Fitness centre
If your property doesn’t have its own fitness centre, guests will appreciate discounted rates (or, even better, free classes or gym time) at a nearby fitness facility.
